Position: Development Accountant (NOC 11100) (Full-Time)
We are seeking a dedicated and experienced Development Accountant to join our team. This role is central to our project success, focusing on the financial integrity and management of our property development ventures. The ideal candidate will have a strong background in accounting and a passion for the real estate industry.

Responsibilities
Project Cost Management: Manage and track all financial aspects of development projects, including land acquisition costs, construction expenditures, and soft costs.
Financial Reporting: Prepare and analyze project-specific financial statements, reports, and forecasts to provide clear insights into project profitability and budget performance.
Accounts Payable/Receivable: Process project-related invoices, manage payments to contractors and vendors, and oversee project-based accounts receivable.
Budgeting and Forecasting: Work closely with the development team to establish project budgets, monitor cash flow, and forecast future financial needs.
Compliance and Internal Controls: Perform regular reconciliations and verifications to ensure the accuracy of financial data and compliance with company policies and industry regulations.
Lender Relations: Assist in preparing and submitting draw requests to lenders, ensuring all documentation is accurate and submitted in a timely manner.

Requirements
Bachelor's degree in Accounting, Finance, or a related field.
A minimum of 3 years of experience in project accounting or a related role, with a strong preference for experience in the real estate, development, or construction industry.
A professional designation (e.g., CPA) is a significant asset.
Excellent proficiency with Excel and project accounting software.
Exceptional attention to detail, analytical skills, and ability to manage multiple priorities.
Strong verbal and written communication skills for effective collaboration with internal teams and external partners.

Working Hours & Compensation
Working Hours: Monday to Friday, 9:00 am to 5:30 pm, with a one-hour unpaid lunch break (37.5 hours per week).
Compensation: $72,000 annually.
